
RENT
As a member of the SOFA community, you generally have two rental options: military leases, supported by housing allowances such as OHA/LQA, and Japanese leases, arranged through BHA or personal payment. Below, we outline the key differences between these two leasing options. Please note that short-term leases are not currently available.
Military Lease
Rent & Availability
Properties are specifically designed for SOFA personnel and are more limited in supply. Monthly rent could be higher.
Initial Costs
Standardized initial costs include:
1. First month’s rent (1 month's rent)
2. Security Deposit (1 month's rent)
3. Landlord fee (1 month's rent)
4. Agent fee (1 month’s rent + 10% tax)
5. Renter’s insurance (approx. ¥20,000 or higher).
6. Pet Deposit (1 month's rent, if applicable)
Property Condition & Equipment
Properties must pass base inspection and are well-equipped, including air conditioning in each bedroom and living area, along with appliances such as a refrigerator, washer/dryer, and microwave.
Lease Terms & Move-Out
Flexible lease terms with no fixed duration. Move-out typically requires a minimum of 10 business days’ notice to Base Housing, with no cleaning fees deducted.
Japanese Lease

Initial Costs
Offers a wider selection of properties; however, only a small portion (approximately 10–20%) are available to SOFA tenants. Monthly rent could be more affordable.
Initial costs may include all of the fees for Military Lease (but there is room for negotiation) PLUS a mandatory Guarantor Company Fee (typically 50–100% of one month’s rent upfront, plus ongoing fees). Additional charges such as lock exchange and cleaning fees may also apply.
Property Condition & Equipment
Equipment and appliances vary by property and are not always included.
Lease Terms & Move-Out
Leases are typically 2-year contracts. Move-out requires at least 30 days’ notice, and early termination may incur penalties. Renewal fees (50–100% of one month’s rent) apply every 2 years, and cleaning fees are typically deducted from the security deposit.
